I had a really bad experience with a building manager on quadra st a couple years ago that freaked me out. I did not bump into the manager, but in general (and not only for this particular case), I usually act like I own the place. You know, like I live there. Avoid loitering; be there at the exact time of your appointment. It probably helps to look presentable. And if I bump into someone, I initiate the conversation so I'm in control of the topic. Pay attention to the person and ask them about themselves (their dog, their shoes, if they're going for a walk or to the gym, etc.) They almost never do, but if they ask who you are there to see, just say "just visiting a friend" and ask them a new question to change the subject. My 2 cents.
