ALWAYS communicate via text so there is no debate over who said what.
Asian agencies usually use fake pics - even the best ones - that can be close or no way. Be prepared to walk!
Sometimes they recycle the ad and are sloppy at editing the names.

But they can be idiots too. Last week one said they were near Polo Park and after I got there and asked for the room they said go to Pembina and Perimeter. When I got there I got “fifteen more minutes babe” bullshit and knew it was an asshole timewaster.
Best stick to ones that have been reviewed. Posters usually give a general idea of the location.
