For new house builds, one thing to put in is cable access to all parts of the house (for tel, cable, computer, intercom, sound systems etc).
For some electrical, sub-panels are good, especially if you are going to rent out the basement or have machines in the garage/workshop. Also outside connection for future hot tubs or other future endeavours....

When you are getting a quote, get it itemized. Go through the job yourself and see what work is being done (in your head); see if there is stuff missing.

Anybody to comment on contracts?

Just booked another tradesman today, second in as many weeks. First was on time, professional, everything on a quote and contract. Today, supervisor and i agree on materials, start time and final cost of labour. I ask for a formal written quote. His reply was be sure to leave half the money in cash, in an envelope up front before his men would start the job...

My best advice is to treat him like an unwanted solicitor knocking on your door.......FUCK OFF!!!!.....slam the door in his face.

I have lost count of the reno projects I have had done and not once have I been asked to pay up front.They get the money when the job is done and done properly.

Hey stormy, on my last house build. I gave the drywall contractor a $5000 registered cheque in the company name. Upon delivery of the gyprock into the house rooms. Balance was on completion of the job. Total job quote was $22000.
They did a great job up to priming paint... I was very satisfied with the way it went...

Good for you,you did not get fucked.I myself stick to the rule of get service and pay when it is done.It is this way for ALL things with the exception of Prostitution ....where you pay upfront and take your chances.

I do like to barter though but not with hookers.When I had my roof replaced I bartered a stereo system left as collateral on a loan to pay for the labour.The roofer got both halves of the roof and a double job.I was happy and so was my neighbor.

Well, I'm afraid this will sound argumentative but it is not meant to be. I can think of a couple of other services - there may be more - where you have to pay in advance: airline tickets and life insurance.

No I get that and I wont chastise you.Keeping in mind that when you purchase those things you are entering into a contract that is enforceable by law.

A licensed builder would be a general contractor doing houses only and the license is related to the he warranty. and there is no over site of the trades.
