It 's 8 pm on Christmas Eve when I receive a call from my answering service telling me that one of my tenants is having a plumbing problem. An elliptical cross trainer in the dining room, and a pilates machine in the middle of the living room. Tow leather recliners, and a 60 inch big screen. No art, no lamps, no family pictures. Sounds like a great gig, ATM. However, make sure she'll keep her mouth shut (about the arrangement, that is :D) When I was in the corporate world, we had a female employee who used to boast about how she was receiving free rent in return for banging her landlord a couple of times a month. You don't want a good thing to end up biting you on the ass.

At this point she doesn't know I am her landlord, and I am not planning on telling her anytime soon.
So you pay her money for the rent and that gets paid back to you anyways. That is amazing. So in a way it is free service without strings. The best thing ever. It’s probably best if you don’t let her know that you are the landlord.

Opportunity cost. He’s still out $800. No different than having a regular tenant and seeing an SP 4 times a month at $200 a pop.

That makes sense but it is probably better for him to keep doing this instead of telling her that he is the landlord and she doesn’t need to pay rent as this ensures anonymity for himself. In any way, it is an interesting turn of events and quite fortunate.

It seems there would be a better way to do this. Right now you are giving her money ( that you have paid taxes on ). She uses that money to pay you rent on the apartment, which again adds to your income and you pay tax on it again. If you gave her the apartment and a "superintendent" title that apartment suite is no longer in your revenue stream; it becomes an expense.
