I have, never had a problem. Liked to pay in cash, gave me a bad bill once but promptly replaced it with a real one. Saw an acquaintance walk out of her place once, he looked down sheepishly when he saw me and didn’t say a word. After she was arrested, she continued to pay rent until I found a new tenant. Gotta respect that.

Folks, I have a 2 br in Langley in a new building that I bought as a presale, wound up closing on it and renting it out to a lady who lives in the building. signed a 2 year lease without hesitation and pays the rent in advance (its been a year and half now and asked for another 2 year lease). When I asked why she wanted another unit ( i thought it would be for her Kids or something like that) she was quite open about it and told me that she is a semi retired SP and is going to use the space for a few ladies that need a place to work from and for out of towners. no partying, drugs or alcohol - her rules. I haven't had any issues with rent or damage - inspect the place every couple of months with little notice - its on my way home and she is ok with that.
And for you guys wondering If I have received and "favors", I have not, haven't asked either, I figure why ruin a good thing with extra bs.
