The question: How will this play out for the average citizen?

I, for one, am for the first time ever..glad... that I haven't managed to crack the Vancouver real estate market. I think this throws home owner ship into serious doubt until the details are actually known. Sadly, I also believe this puts pressure on other mayors to keep up with the Jonses, or else look backwards in the public eye.

Why 'sadly'? If people don't want to 'look backwards in the public eye', the best way to avoid it is to, well, *not* be backwards in the first place.

The fact that the mayor acknowledged Vancouver unceded First Nations land is a good gesture but it doesn't just magically make it true now simply because he said it. It's always been unceded land whether or not this mayor or any other decides to acknowledge that fact.

He can say whatever he likes, but unceded does not imply ownership. Title for pretty much every inch of land in Vancouver is already held by someone, and that is not going to change.

yes, a little more research on my part did shed a little light on the situation.... supposedly, no land claims will supersede land title ownership, although that is only the ruling in the here and now. Future court rulings could over turn that.

What it does do is allow them unprecedented claim ability over provincial park lands, and anywhere that land title is not owned. If successful, they would have nearly complete say over how the provincial parks are developed... whether they stay natural, or are bulldozed to the last copse of trees... they are under no obligation to keep them a protected environment. That said, there are also provisions that allow the government to step in and force certain actions, if it's deemed for the better good of the province (*pipe lines*oil and gas development*) etc.

I'm on reclaimed land in False Creek, the ship has sailed for paying again for my land. Hunting and fishing areas in the middle of nowhere (Chilcotin?) though, are a totally different claim and I'm all for it. Kemano in the 1950's wiped out miles of this wilderness by flooding it for Alcan. The natives will getter a better deal with Alberta if they ever want to put a pipeline through it now.
