Just the fact that it's an ad on Leolist means there's a 98% chance it's a scam!
I know we say stuff like that, but while yes, there are a lot of fakes on LL, the "99.99999% of them are bogus" is a pretty gross exaggeration. Using these filters (Victoria, Incall) I ran down the current first page, and of the ads listed (excluding "sponsored" which are never real ads), I counted 30 ads that are absolutely legit (agency or MP, or has a review on here, etc) and 29 that are unclear if legit or not (for a very lenient definition of "unclear"), and 1 that was obviously fake ("Take my virginity now"), so that's ballpark 50% real.

Don't get me wrong, LL is a shit show, but I'm repeatedly seeing these "well it's on LL so it's fake" comments which do a disservice to legit providers who advertise there.

Based on?
Okay, maybe 50 / 50 or 90 /10.
None of these in isolation, but combined-

The way the text of the ad is written, the wording.
The use of a lot of coloured text and emojis in the ad.
It's clickbait attention getting.
My Spidey Sense says scam.
I could be wrong of course.
