It is best to come into the open and invite her over/out for coffee to have a private conversation, whereby boundaries can be established.
Both parties expectations will be on the table so an understanding can be established.
You both have to honour the boundaries that get established.
Ultimately, with or without the above mentioned, she can expose you and vice versa, so it is better to discuss and come to a mutual consensus.

I would stop booking with the agency. If you had a bad session, it could lead to disastrous scenarios on your home front.
However, I would go out of your way to be a good neighbour. It would probably be a huge relief on her part to know there's someone she can trust and depend on and who knows her secret and won't tell.
