Are there certain things you feel that your real estate agent is leaving out? Have you asked a question, and got a vague answer?

Did the owner mislead the realtor? Undisclosed additions? New drywall to cover up basement walls? Is the house sinking?

First house I bought I was naive and trusted the home inspector that the Realtor recommended.

The inspector missed a lot of problems...never did that again.

what they don't want you to hear is that they're useless... in fact, they're worse than useless. they are in it for volume of sales and nothing else. a few hundred G's in sale price makes little difference to them on their commission so its volume only. sellers should sell their place at whatever price means that its sold within the hour. buyers should purchase the first place that they're shown within the hour. thats all the business is.

Real estate agents are weasels.
They pretend to be on your side whether you are selling or buying but in the end they are solely focused on having you buy or sell as fast as possible and moving on to their next client.
I bought my first home and sold it using an agent.
Since then I have bought and sold 6 homes on my own and never regretted it.
Do a google search on the current owners/buyers and the address (if you are buying).
Find a good home inspector and a good real estate lawyer and you'll be just fine.

*The reason I say to do a Google search (or Court Registry search) on owners or buyers is you may occasionally find they are someone you don't want to do any kind of deal with. A friend of mine did this and avoided selling to a guy who was professional sue-er (I know its not a real word). Turns out this guy has a long history of filing law suits, most of them frivolous against anyone and everyone he can. The guy is quite well off, doesn't work and guess he gets his thrills suing people and representing himself in court. Even when he doesn't win, it still costs the defendant time and or money to deal with. My friend was very happy he did this and dodged that bullet.

I know several real estate agents. Many I would trust with my house; some not with my dog's house. In all my land purchases, I've never used an agent. Commissions would be stupid high and the agent doesn't bring anything to the negotiations.

All the real estate agents I've ever known were weasels.

If the commission you are going to pay to a agent is over 40k it would be good to DIY your own home. Think of how many hours of work you have to do to save 40k or more in your bank acct. The internet stretches the truth on how hard it is to save money. On forums people brag about money they dont have. You see people clipping coupons to save a buck here or there but to save on home commissions most won't bother. I wonder why that is.

Real Estate agents have a place just not sure it is for the average customer that is going to make one or two purchases in their lifetime.

Only time I EVER heard my grandmother utter a profanity was when I lived in the UK and I was stuck into the Youth Training Scheme.Was at the office and my grandmother came along as she was familiar with government dealings and the like when discussing the details and suggestions the guy said "well I could get him into an Estate Agents office and my grandmother just plain SNAPPED.She literally yelled "my grandson is not going to be a FUCKING Estate Agent.

That stuck with me.....I consider real estate agents as even lower than politicians with regards to trust and how they fuck people over by omitting details etc.

My grandmother suffered through the hardship in Britain during WW2 and she was so conditioned to "rationing" that on the few times she went on a camper holiday with my dad when I had to clean out the camper I encountered a whole drawer filled with sugar packets/peanut butter tubs and jam tubs from places like Husky truck stops because she just could not help herself......I will say she amassed a pretty signifigant portion of wealth through buying and selling houses.

I saw a agents sign on a lawn today. He was all duded out in a tux. My thoughts were if I was ever to need a real estate agent, it wouldn't be some guy in a tux. I want someone who is going to get down and dirty...or a really hot lady.

All the real estate agents I've ever known were weasels.
My neighbor bought the property next to me, and turned into a dumbass, because he....and his agent didn't know the location of the boundary pegs.
He figured he owned an extra twenty acres, and a very well located access road into the mountains...that I knew I owned.
I explained he in fact did not own what he thought, which he argued because he believed the Real Estate Agent....as I was just some dumb Rancher, and the Agent sold property as a professional.
He started a shop, and got as far as the roofing, when I cut the hay standing around his new building....so he had it surveyed.
I now have a brand new shop to park my John-Deere in....and he has no access to the timberlands above my place...which I never denied him before he became a dumbass.
There is nothing funnier than two self entitled idiots, that have no clue about what they're backing each other up on, inside of their own miscalculated argument.....and seeing they're faces when the pegs go into the ground, by a surveyor that they've paid....loosing access, twenty acres, and a brand new building.
It was just freaking hilarious, when two weeks before, my advice was just to leave it all alone, and everything will remain as it was.

The problem really isn't the agents, although they do get paid a fuck load for what they do. The problem is the brokerages and the laws regarding their liability, which basically amounts to none. It's like buying a BMW, realizing it's a piece of shit, and blaming the sales guy. You should really be blaming the dealership, manufacturer, perhaps mechanic. The real estate agent is there to help the buyer and seller through a legal process, but can't be held accountable beyond the "facts" they are given.
When you think about it they are like escorts. You pay a fuck load (I like that expression) for something that you could have for free if you put in a little more of your time and effort. And either way, with either one, in the end you get fucked

You can not blame the buyer's agent and you have to acknowledge you are responsible for all property surveying and home inspection.

The seller's agent is responsible for providing knowledge of the legal aspects of the sale and completing the sales documents. The seller is responsible for declaring any deficiencies about the property being sold. Was it a grow op? (You can not get a mortgage on a former Grow Op home so it's cash only) Has it been on fire or has it flooded etc.

Notary's and lawyers are responsible for the legal documents provided by the agent completing the sale.

Yah they have been making a ton of money and if they sell one house per month, they have a lot of money. If selling a property, I'd suggest interviewing at least 3 agents who may have been referred to you by friends, colleagues etc. It's pretty easy to get a feeling if you think the agent will work for you or is coasting on past sales. Who are the ones who are using social media for promoting the sale of your home? Do they have net savvy skills? The days of print media home sales is over now and most buyers/sellers are using Instagram, FB etc to promote sales.

Being a realtor is not as lucrative as some want to believe. Like any profession; only a small percentage make really good money. Some quick stats; there are something like 13,000 real estate agents in greater Vancouver and in March of this year, there was less than 1,800 residential home sales.
